The Seller of this tract is a long-term client of Patrick Graham. The owner acquired and held this pad in Temple with the intention of developing the site for their business use. However, during the planning process, a nearby competitor closed, which allowed the client the option of purchasing an existing turn-key solution. Patrick, presented the options to the client, and they determined they would prefer to acquire the other property. Once that option was secured, this land was no longer needed. Through his network of agents across Texas, Patrick worked with a local commercial real estate professional in Temple to sell the tract. Patrick and the local agent worked together, found a Buyer, and successfully sold the land, so the client could redeploy those funds to open other locations.
