RV Park Investment - Buyer Representation - Tomball, Texas

One of Patrick Graham’s existing clients was interested in forming a partnership to acquire an RV Park in Tomball, TX. This required an analysis of the risks and potential rewards for making such an investment. The park included some leased RV slips but also included excess land and buildings that presented value-added opportunities. The location is on FM 2920 in an area that is slated to have the roadway expanded, and the utilities were not delivered to the site, so the park and outbuildings were all on well and septic. These factors created a complex transaction that required analysis and review with the client. We helped the client review the opportunity and when they determined the site met their criteria, we successfully negotiated agreeable terms. When additional issues were uncovered during due diligence Patrick was able to negotiate additional concessions that lowered the price and allowed additional room for improvements. Shortly after closing the new owner had quickly increased value by expanding the park, leasing the outbuildings, and improving revenue. This was a fun project to work on with a great client.
