As part of our long-standing representation of Brake Check, we are always seeking new sites for them across Texas. We identified an opportunity for a store in Temple, TX. We analyzed the market and determined the best location would be on SW H K Dodgen Loop near Baylor Scott & White Medical Center. Land was acquired near Scott & White, plans drawn, permits approved, and Brake Check was about to break ground on the new store when a competitor up the street closed their doors. The former auto repair shop was available and turn-key. The owner was willing to lease on a long-term basis at great terms. The location was an improvement, so we negotiated with the owner, secured favorable terms that provided Brake Check control of the asset for the effective life of the property. This lowered the cost of entry into the market and provided a better location. The land that had previously been acquired was later sold at a profit and the funds from that sale were used to open stores in other markets.
