Patrick Graham partnered with a great local broker in San Antonio and represented one of Patrick's long-time developer clients who wanted to acquire land on Highway 281 North in San Antonio, TX. The team found a great 3.424 acre parcel that had the right location but would present a number of difficult hurdles to overcome to make it ready for development. The client had a use planned for 1.658 acres of the tract and had another group who would acquire the remainder, but the site had to be improved for those plans to work. The cost to develop the tract including extensive sitework and delivery of utilities along a heavily congested highway like 281 North was going to be an expensive endeavor. Patrick worked with the client, facilitated the permitting and entitlements, and helped create the conditions that allowed the site to be developed. This generated a sale of the remainder which recouped the developer's expenses and improved the overall value of the project.
