2012 Rusk Street was a 22,125 square foot downtown Houston lot at the southwest corner of Rusk and St. Emanuel Street. The land was improved with a 9,350 square foot single-story retail center building. The building was approximately 58% occupied and the Tenant mix was not desirable. The value of the property was in the land due to its proximity to Minute Maid Park, George R. Brown Convention Center, Discovery Green Park, and the Toyota Center. Patrick Graham marketed the site, found a buyer, and negotiated the successful sale of the property. The Buyer renovated the shopping center and used the land area for downtown event parking.
